Sweeten the DealAnother way to make the home and deal more attractive is to offer something to sweeten the pot.

Because the judge doesn't have to know anything about the law to sit a JP bench, anything goes in JP court - even when you are right and the judge is balls-out wrong.So, to answer your question, NO, YOUR PROPERTY MANAGER THAT YOU HIRED TO REPRESENT YOU IN JP COURT SHOULD NOT PAY THEIR ATTORNEY'S FEES BECAUSE YOU WENT CHEAP BY NOT HIRING A LAWYER YOURSELF.  

Others might frown on this but it's what got me off the bench and helped me do my first deal.

With a little spilled liquid, and the conductive wire inside the coil exposed at a crack, and a pot/pan with uncoated metal bottom on the subject coil, you can actually have an electrical arc to the pot or the adjacent coil that does slightly melt the pot.

They're pros in the field and their wholesaling leg adds a few $$ to the pot (mainly from my purchases!). 

I sell primarily in Scottsdale, AZ and as you may know, Arizona is a giant melting pot of people from all over the country.

If you have cash on the front end to sweeten the pot or make it easier for private or hard money it only makes it better for you. 

If necessary to get the deal done, you might consider an option fee to the seller to sweeten the pot.
