Even if I were to collect the late fees it doest’t materially alter my properties performance and my tenants appreciate the flexibility in the very rare circumstances where they are late.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

If that is the case, then the listing agent has violated the contract by placing tenants.Also, JUST BECAUSE THE LEASES ARE FOR HIGHER AMOUNTS, DON'T ASSUME TENANTS WILL PERFORM!

Hey everyone, my name is Jake Jones, I am originally from Montana but my wife and kids just recently moved to North Idaho from Texas.

I don't know if the property was originally built as a 2 bedroom and somewhere along the lines another bedroom was added but not recorded for whatever reason.I had to file revised plans for my own property when I found it was not in accordance with county records and the changes would have to be approved.
