I have scene policies that greatly increase the separate structure coverage percentage when the duplex is covered for 300k+ and the single family home is only 7-800sqr ft.

most that ive seen were rented as an sfr/rm. i forgot to mention that im less then a mile from campus and a bus stop is in my front yard which are huge ammenities for those students in their majors trying to get away from the party scene. small family and student rentals are my intended strategy as well, specifically for the per room rates, as ive seen this strategy frquently discussed on the BP podasts and have a lot of first hand experience on the tenant side.

The property itself will be a liability and you would be farther ahead to put your cash in a REIT unless you are in a very high appreciation market.It rarely makes financial scenes to invest with cash unless the properties are valued below 50K and financing is not possible.

Granted, I live in a hot area on the north side of Chicago where there are Michelin rated restaurants, nice bar scene, and public transportation readily available.
