The house is on a corner lot and the seller purchased the home to renovate for his mother to live in but started to take too long and it was straining his marriage so his mom moved out of state and he is selling to save his marriage.

@Syed Rizvi @Eric GuiltinanHUD does allow for non-occupied co-borrowers on FHA loans but (typically) only when there is a blood or marriage relationship between the applicants.

Go the route of older cultures, and make a marriage contract.

Since all of the marriage joint is sealed by drywall, it is no way for the home appraisal to determine.

When it comes to partnering, I would suggest you date before proposing a long term partnership or marriage.  

... partnerships are like marriages... a bad partnership is worse than a bad marriage (am there) just have all expectations in writing with the consequences of not meeting those clear!

If you are thinking about marriage make sure you start investing before you marry.

I know people always say we are forever but they say that about marriage as well.. so life changes and now they have to sell.in a non appreciating market that property may sell for 100 or 110 k or it may sell for 90k as a used up 10 year old rental ?? 

I have wanted to be on my own my whole life and I was for a number of years but I got suckered into a bad marriage, a bad job, lots of other stuff, now I'm in good marriage, two awesome little girls and all the support and reason to succeed in the world.
