He wanted me to replace or install fan/light/ heater fixtures in two bath rooms and I quoted him $240.00 per unit or bath room and he came back at me with an offer to let me to 200 units each with 2 bathrooms if I would reduce my price to $150.00 per bath room. 

To say the least our latest flip is not a light one! 

If not, does that sound right to you, IRS would be made whole thru the excess funds thus that problem has a light at the end of the tunnel?

What type of arrangements if I assisted on the down payment and light rehab? 

It’s not something to take lightly regardless of the many insensitive and inhumane responses. 

I know late payments aren't indicative of a fibber but your tenant has every incentive to lie to you about the PM to paint themselves in a better light.

Light rehab,, demo , paint,  May need some water damage repair in bathroom.
