He uses poorly thought through methods, I've listened to his "methods",  Thus, he has the high amount of  Due On Sale called in a short period of time. 

Did you end up using First Savings? 

Right now, you may be looking at it as scalable, but assembling a team without a track record is hard because some may end up being leeches.

Cleveland, Baltimore, Toledo, Indy etc....You will see net population decreases in most of these areas but these are the areas where the prices are the lowest in the USA and come with rents that are very high when compared to the sales price.

Fast forward to the end of the deal and we have been trying to get  payoff letter for weeks to no avail.

I have sold in California, took the cash and moved out of state (to Indiana) and highly regretted it - I didn't have a real estate investor mindset then.

Upgrading countertops to granite or quartz, installing high-end appliances, modern cabinetry, and stylish fixtures can significantly raise ARV.

The further you get into the deal the more skin in the game you end up having so it just makes sure you see the project through so you recoup the time and cash invested.
