If the HoA is lower, you can bet there will be deferred maintenance and you'll pay for it sooner or later...

The issue with keeping it though is a relative lended the full amount of the home price at an extremely discounted interest rate (less than 1%), and I feel that the sooner I can pay them back the better.

My only regret is that I didn’t do it 20 years sooner. 

Some may allow sooner but may only base the loan on the original purchase price instead of the current appraised value. 2) Do they allow you to take title as an entity and if not will they allow you to refinance with it being in the entity name.

I have allocated 3 months to this flip and obviously sooner is better, but that is what was budgeted (feel free to give advice on how to improve my timeline).

Ultimate goal is to have at least 5 properties and/or $5k a month in cash flow...sooner rather than later but definitely by retirement in 20 years. 

I like being walk/bike distance to grocery stores, gyms, etc.

I have had several clients work with sellers to offer cash for keys to the existing tenant to get them to move sooner than planned.

The POA requires notarization, and the benefit is that you can get this signed and notarized anytime prior to closing (the sooner the better). 

So it really was chance..After getting down here I see that it’s a rapidly growing area...it’s pretty amazing that I haven’t heard of it sooner.
