If it's a single unit remote entity even if they own 10 stores and have no personal guarantee on the lease they can bankrupt that LLC and walk away.I require tenants to have skin in the game or I do not want to do a deal as a landlord.

Also - I'm sure this lender is familiar with Buffett's program but this structure is obviously a little different.Both Buffett's program and this theoretical program you are detailing put some of the park owner's skin in the game - but Buffett's is structured differently.

If you really are looking for someone private then the best way to meet them is at REIA type meetings create a personal relationship then move forward.Other wise your wasting your time and your deals.. simply contact a very good hard money lender in your area that is real.. so you can take the deals down and make money.SOCAL is full of reputable HML and HML rates in CA for experienced folks are the cheapest in the country... 2 and 8 1 and 9  that kind of thing  expect to have 25% Cash into the deal .If you have NO cash then find a cash partner.. lenders are not generally going to make loans without you having significant skin in the game...
