You should have seen how bad this was when the banks were selling tapes of foreclosed homes it was out of sight the amount of broker daisy chains running around the country wanting NDNC agreements and claiming their contact was direct to the mandate blah blah blah..It just aint real..And to further emphasis was Dion is talking about its one thing to have the dough.. its another to have the proper servicing that is accepted by the note seller .. this is were most folks don't qualify.

So much emphasis is put on having a pipeline full of leads in different phases because things will go wrong, get delayed and go south and in some instances your ability to salvage the situation depends on your perspective.

@Chris May 1- prime areas like SF, Berkeley, much of peninsula, etc. fell on the lower spectrum of your range. 2- barring a major and unexpected global financial crisis (hint: Brexit is not it), any downturn that hits us in the next 1-3 years will be primarily tech driven.
