I would negotiate with the lenders to see if you can reduce your spend, but there will always be fees unless you are paying cash for the deals. 

In my view they made the correct decision and if you spent significant time recovering this cost, well I think we all know what that is. 

Therefore, you don't need to use a 1031 exchange; you can take as long as you wish to find and then buy another property.The only exception is if there is debt on a property, in which case there will be some UBIT (Unrelated Business Income Tax) implications.
