Pro tip: Even though you can put no money down, you should be offering money down when you offer (even if it is returned at closing) so you have skin in the game.

Leases are for LTR properties.I don't use much of any paid 3rd party software and my house is pretty much on auto pilot.

Passive income is a long game with rentals and there will be many ups and downs.  

This isn't a dig at all personally at David or Rob, just that I believe it tended to highlight fantasy thinking and had a lot of people doing if not questionable strategies then ones that IMO don't set you up well for the long game.

I am starting to believe that I need to learn the tax laws myself since I have lost so much money paying unnecessary taxes because my previous CPA's are not familiar with all laws or they just plug numbers into a software (without strategizing) and then I get hit with huge tax bills that could have been legally avoided.
