I would advise working with a broker instead of going direct, since many DSCR lenders have different guidelines.

Costs about $150 to list on MLS - you can google “your state” and “list on MLS” and you will find a broker (etc) who will offer that service.

You may have success with Multifamily DSCR Loans for 5-10 units - then really once you are at 11+ its going to be a whole additional/different set of lenders - commercial mortgage brokers probably your best search/bet if its significantly above 6 units in your buy box

If you don't plan to occupy the home, I would love to a lending broker in the area to find you the best deal to either do an investment loan or DSCR type loan.

If I can get a solid feel of the surrounding through the internet, the broker sends me a video of the interior, and trained professional send me a property condition report, what value do I bring being at the property that I can't do remotely.Now I'm not saying you shouldn't go look at your real estate or travel if you are going to buy a building.
