Hi Robin,I do a fair bit of business as a lender in South Carolina; a lot of short-term rental investors tend to focus on the Charleston & Myrtle Beach areas, but if you are looking for properties that are still reasonably priced and don't mind some renovations, Columbia can be a great choice 

I would definitely recommend investing out of state as California is fairly expensive!

It is important as a limited partner that you get paid, but you also want to be sure that the sponsor is getting fair compensation.

It is fairly universally known that if you want to buy real estate, you go to the local MLS and/or Zillow.  

My question: Is there anyone you would recommend (preferably in the boroughs) that can help advise me on how to structure this deal that's fair to all parties and compensates me for the risk I'm taking? 

I think you were correct in your statements, about ability to collect on a judgement, but the mere threat of a judgement is often enough to get a GOOD tenant to live up to their responsibility OR at least discuss and negotiate a fair settlement.

I would only mention that in fairness to Note School, Eddie Speed's program may not be for everyone, however he and his team have done a tremendous service to the note industry over the years. 

They are typically interested in a furnished bedroom, have the income stream to guarantee rent payments and are fairly low-maintenance.
