I am planning on renting the house out for roughly $1950 to have some extra income to use when showing income for my next loan.

In Florida it is common for drywallers to charge extra for a flat finish because of the extra labor.In my area buyers expect/want textured walls and ceilings, except for the old variants mentioned above, which they hate and can actually negatively affect the selling price of the home.

They also mentioned their would by extra cost on their power bill “which they are responsible for” from having to run the well pump for an hour or 2 to shock and flush the system!

Their official policy is that they will not pay more than market rent.Also @Clint Jusino mentions taking extra rent on the side. 

Expensive GC who I have confidence in but I'd rather not spend the extra $ unless it's highly advisable.2.

I would certainly rather have the tenant pay $3,500 and personally pay an extra $100-$500 for a whole new unit. 

Almost to the point where it felt wrong.. netted more money with almost no extra effor.

This studio transformation would bring me about an extra $500-600.

You'll need a cleaner who is willing to do some extras (for extra pay) such as receiving packages for restocking or replacing worn items, or being the local contact person in an emergency. 

So, you could make some extra cash renting out your own place, or a room in your home, but only for a handful of days during the year, and only at your personal residence.
