Hello BP,I am looking for a very experienced HUD real estate agent or broker that has extensive experience with bidding and buying HUD homes, specifically in the Southern California area.

We're completing the inspection process today after an extension on due diligence so the seller is expecting to hear back from us shortly.

They didn't ask, for an extension 'they knew' that's when their lease was up because they moved in that day of the month.

I've also noticed he's (HOA president) doing extensive home renovation on his unit.

The sellers have been dragged along to long and are unwilling to do another extension forcing this buyer to be exposed to maybe $500k in tax liability. 

I've had a leakage problem with one of my duplex units for quite some time now; even after fairly extensive drainage landscaping, the problem is still occurring.Thanks!

For instance if you need more time for due diligence or Settlement deadline you can do an extension in an addendum.  

Depending on where your property is located the buyer can ask for an extension of repair after the close of escrow and a deposit held for it. 

I guess his confidence is his lawyer told him if he has a buyer before this redemption period ends, he can likely get an extension.....

I could turn around and discount and sell the paper for the same amount as if I wrote a 7 year 15% note.. and I have used this arrow in my quiver ever since usually to sell my duds  LOL  but you do have to deal with IRS as stated.. there is no question zero interest financing is  an extension of credit.
