Facebook is the last place you want to find private money. whats unfortunate is real estate professionals are still advertising to us newbies Facebook is the place to find the lender.What’s even more unfortunate, @April Smalls, is that newbies are falling for it.A few years ago, someone created a fake website that impersonated our company.

And your central point I think, is to use conservative numbers so the deal still makes sense even in the worst case scenario.

i agree that a new purchase at 75% equity will typically not have significant cash flow and may even be negative when properly allocating for all expenses.Investing to max equity without reserves is risky and you indicate would result in stress.  

Requiring an application before showing is always a mistake but even more so in todays market.

Even if they're off market doesn't mean better pricing, they may not be on Crexi or LoopNet, but if they're for sale, they're being marketed.
