If you've never purchased before and aren't a seasoned investor or even local to the Baltimore area, I can't emphasize enough how much of a potential disaster you are stepping into. 

What I want to emphasize is that even though NC and SC have this distinct DD feature, it shouldn't deter you.

JUST got a call from them on BOTH my cell phones, They start off saying they are calling on behalf of Mike Holmes of Pathway Seminars and BOTH times they called they emphasized the words Holmes and Pathway.

@Paul Brockmann I think many investors in coastal areas learn not to over-emphasize positive cash flow in year 1 (assuming they're buying the right properties in the right neighborhoods).
