Essentially turning the single unit into a duplex, does anyone know of any SBA funding for this type of project?

So in my search rankings, if someone specifically selects "House" they still have to filter through 50+ townhouses and condos that are ranking above me because those owners have selected house in their settings.

For $250k purchase you're looking at condo's in okay areas, or small houses in some not so great areas.

I do a lot in Detroit, and $150k is plenty to do most C/C+ SFH's and duplexes. 

For example, at two events in the past week I met: a Dr. couple looking to get into investing, someone with four houses, someone with two duplexes, someone with a title company and 64 doors, someone with a couple apartment buildings and a winery, someone else with a title company and a parking lot striping company.

I have condos at a ski resort that I Airbnb out.

I'm new to owning rentals, I have 2 duplexes (Newburgh Heights and Shaker Heights)I had a very good relationship with my property manager until recently.

I have invested a total of $285K in... a beach front lot 2016 and beach front condo 2017; both in Brazil.

Even in appreciating cities like Columbus you can still buy duplexes and quads that reach the 1% rule. 

Buying a duplex-quadplex is going to be your best in terms of cash-flow though.
