There is research that people with pets live longer in general and commit suicide less often and are less depressed.

In my town the property owner can be cited for "keeping a disorderly house" (party houses).

Send a notice to cease and cite disorderly conduct which is a legitimate reason for an eviction...Obviously you need to follow procedure notice to cease and if the behavior doesn't cease follow it up with a notice to quit and file for judgment for possession based on these grounds...Also add a statement stating nobody is allowed up on the roof!!!  

Depressed prices in the area cause me to only get 0.66% rent/purchase price.

I'd fall into a deep depression.

Unless you're going to pay greater than market value or are in a seriously depressed area, there's really no incentive for the lender to give you exclusive dibs on a house.

Cash flow is king & stability during a recession/depression is of upmost importance!
