Zombie Mortgage Advice...

I've found a vacant property I'm interested in acquiring. I've been able to track down the owner of record who informs me that the property was surrendered back to the Lender (Wells Fargo) via a personal bankruptcy and that they have no ownership of nor are they interested in the property.  It appears the Lender has visited the property, secured it, etc. however I can find no record of any legal actions (Lis Pendens notices, etc) outstanding. Of course the Lender will not speak to me without authorization from the Owner Of Record.

I know there are certain conditions that would cause the Lender to delay filing a foreclosure action (seasoning, etc) but cannot confirm anything.

I feel like I'm at a standstill here.  Can anyone offer advice on how I might proceed with a potential acquisition?
