Hi Lynn, my lease states that an inspection should be during reasonable hours and with tenant's consent, which shall not be unreasonably withheld, but it mentions no specific hrs like yours that gives them 48 hrs.

If they are simply fiscal guarantors, they need not be informed (unless their child is under the age of majority) ... in this instance, it is still best to inform them, but you will need the consent of the tenants to so do (we usually advise the tenants they should inform their parents).The only thing you can do in this situation is execute a Lease Amendment (in some jurisdictions this is a standardized document) removing the departed tenant form the lease.

Preferred and common shares seems could be used, transferred with unanimous consent would prevent stock transfers to unwanted stockholders, this can be done in an LLC with members, but not sure of the tax issues, if any, with transfer restrictions in a C corp. ?
