Investors just starting out buy guru stuff and obtaining coaching that leads the investor into hot water with the IRS.

As a former college athlete turned actuary I'm very open to coaching. 

I now try to coach Soldiers to only purchase 1% or better properties as each home purchase should go toward their rental portfolio with a healthy cash flow.

Whether that is through formal coaching, classes, mentorship, fellowship, employment, etc is up to you and your learning style.

Also as a man who married a fan of the G-Men (She gets so loud but I now have a second favorite team)  I wish you the best.Don't hesitate to ask questions on RE, you can get some great coaching on here and plenty of people that know your market!

Cody is right I gleaned not the whole system from one coach but literally one or two little tidbits to create my own experience bucket and my own methods that led me to be a top producer in the industry.. and live the life I deserve  ( that sounds a little guru ish)...
