I don't now much about this market, but the house looks like it may be vinyl siding, so a mold or mildew remover (even with just a hose/ brush) might help. 

Base boards that have been sprayed and not brushed get incredibly dirty and are a pain to clean.

so want to be careful painting that broad brush that who your talking to on the other side of these conversation are in the broke category as you describe. 

That is a broad brush to paint with "you're going to get played by contractors".

It might be a good time to brush up on our lease option and sub2 skills.  

SInce this property is not owner occupied, you need to brush up on the SAFE Act as well to do an installment deal.

Doesn't matter if I'm in the car, while brushing my teeth, and when I'm walking down the street I always take the opportunity to get in the real estate headspace.

I sold fuller brush door to door.. was good at it but 50 bucks a week was not going to cut it.. bagged groceries for 2.18 an hour which was pretty good with 25 cent gas. and I dreamed of being a checker with the 10 dollar an hour pay and what would I do with all that money. 

rejection in many forms is SOP for door knocking  direct mail any type of advertising really.My first job way back when was selling Fuller Brush door to door.. much like being on a Mormom missions or a Witness coming to your door.. or selling magazines.. etc.good advise above.. when you knock on the door ALWAYS step back.. and down a step if there is one..
