@Peter Lohmann, that's all fine, but I reckon it's still a good idea to THEN convert the figure you arrive at into percentage of rent - just like every other expense, to gauge a specific "xx% rule"...

If I ever move on from being a lender to other stuff and no longer have compliance handcuffs, I will however do a massive dump of all the tools that I've worked up.You should be able to multiply your last P&I+extra payment by 1.0025, each month, to arrive at your next installment in a <20 year payoff plan.

All you did was arrive at an agreed sale price, now work from there. :) 

When the cable/interenet guy arrives they can setup your wifi when they set up the rest of the stuff.

I know that commercial property value is based on income however im not sure how to arrive at the actual number.  

In our case, we know we can't wholesale without a solid 2 weeks with the property so the last piece of mail arrives 20 days from the auction date.  

That's what a lot of people were doing to "flip" houses back before the last crash.
