So, the COC ROI seems to be about 9.744%Not as good as my stocks, but still not too bad.However, my credit union says they can get creative with my financing and use my equity in my personal residence and/or rental homes to cover my down payment.

Best option I've had is 25 year amortized, 5.5% fixed for 10 years then refinance, with 30% down from a local credit union.

try to  get an idea  what lender (s)  has  made loans in the complex in the past few years and then contact them ...you might also  check with the smaller  to mid size banks and credit unions in  the  condos  area  as they may not be as concerned with this issue

I use WSFS for most of my investments, but I have heard good things about Franklin Mint Federal Credit Union and Iron Workers Bank.

There's many independent banks and credit unions in my area who no longer even write mortgages, they just refer their clients to big banks.
