@Emily Ellis I'm not a lawyer, however several properties in my area I found thru 2 separate wholesalers, turns out they were marketing a property which was listed on the mls and they were "in contract" which was bs, ended up one of my agents brokers were the listing as g ed NY and pulled the the excepted offers from them.

We have found several fake applicants so far this year on the north side chicago rentals, especially the higher end units with multiple bedrooms.

After a whole month I put out my own ad in Craiglist, found a tenant.

Even I was close to a  fabulous house but the inspector was so thorough and he mentioned Wood Destroying Organisms and we found so much termite infestation in the attic etc that I decided it was too much work and moved on:)

Are decent buy and hold returns still found in some parts of California?

As the portfolio grows or, if through networking we found more clients, relocating might make more financial sense.Before moving forward, I’d love to get some input from the community:1.

They went upstairs and found out that the HVAC unit was clogged two floors above us that caused the water to leak into our unit.

Most others who got their checks first and then went to get repairs done found that their checks did not even remotely cover their necessary repairs.The longer you wait to make repairs, the worse the damage gets - wet things in hot humid weather grow mold FAST.To hire a public adjustor or not - most will say yes - I say, depends on the person.
