So I don't have a whole lot of time yet to allocate to investing, plus I'm planning on getting out of Utah once I graduate in about 2 years.That being said, I want to get any kind of real estate exposure and experience as I can while I'm still a student and not a fully active investor myself.

@Nate BaumannNot sure that your waver would amount to any form of protection - but I am not an attorney.Here, insurers have becoming more and more reluctant to underwrite buildings with active knob-and-tube - there are only two covering our are who will and the premiums are punitive.When it comes to asbestos, it really depends on where the asbestos is used, whether it is friable and if there is any possibility of exposure to the inhabitants.

Take your core business keep making a bunch of money then slowly build up your outside investments.. fix and flip is a lot of work and more risk than most will admit to .. now of course if your doing it all with cash you don't have bank exposure but just loss of principal exposure.
