In Oakland county you have to pay the current years taxes (not required to be on the same day as the auction) before they will send you the deed...actually a "Deed pursuant to Act 123 of 1999"  This goes back to item #2, because most banks/title companies don't like these deeds and won't loan against them or give you title insurance)5) Make sure you submit a property transfer affidavit after you buy a property within 45 days to avoid the $200 fine.

They use a lot of checkboxes which makes it very searchable for aplicants looking for certain criteria.I am big about great pictures and I dont have much of this particular property (didn't stick to my process, we were moving contractors out same day as tenants moved in), but this weekend it will be vacant and I will bring the fisheye and get some more material for postlets.

As Dave Hurt pointed out, at least some calls will be people asking you to remove them from mailing list.That's a great sign that one day a truly motivated sellers will want what you have to offerthe costs it takes for that direct mail campaign to pay greatly could be thousands.Deals are out there,but there is need to market and get the attention and trust of the motivated sellers @Rick H.

Without rental income, I'm out -$3500 a month (max rent for the house is $2500).Selling the house for market price (which is getting lower by the day as sellers are dumping their homes) and after paying the realtor commission, I'm short -$30K out of pocket at closing, which I don't have.

I’d sent in a letter to my realtor and for the seller stating that I wish to terminate this transaction / contract if escrow is not closed for the last time on that day, as per my real estate attorney instructed me to do (have reached the end of my alley); she said I don’t have to lose the 3% of selling price even I’d signed off the contingencies.

My late fee is $10 and over lock fee is $20.Technically in WI, you can send out the pre-lien letter the same day as the late fee but you typically want to give them some type of grace period to get them to hopefully pay.
