Probably not every self-employed person is able to do this, but I would always offer a recent statement from all my accounts to show that I had ample funds in reserve to pay rent even if my business went belly up.As a self-employed guy myself, I would happily rent to another self-employed person as long as they proved they had a legitimate business because, in many cases, the self-employed are far more resilient financially than many folks with traditional jobs.Think about it.

You'll see they either have add-on fees out the wazoo or they go belly up within five years.

I’ll swoop back in at higher cap rates when many of these recent buyers taking down 5% and lower caps go belly up!

That's not to say don't do it, but you should very much evaluate if the juice is worth the squeeze.

Also, in my area, the d*mn property taxes are so high that paying off the mortgage is going to juice my cash flow considerably, while the property continues to appreciate wildly and while the rents take a little more time to catch up to where they need to be.
