Other than Mashvisor, are there any other tools that can automatically filter out any new MLS listing based on my criteria (e.g rent avg, cap rate, expense)?

I am looking for something that is user friendly, makes automated emails to tenants the day before payments are due, when they are issued a late payment fee, an eviction notice, has the best credit card processing fees and automatic payments. 

Do people stop driving cars because of an accident?

I created an excel sheet that the water bills get entered and it automatically calculated automatically for each unit.  

Kinda like shopping for a car: when you really think about what you want or need, you may decide good gas mileage, large enough for your family, good power, and other specific qualities or features.

And then in comes the junk....we're now at 20 cars, a bus, an RV or two, a tow truck, washers/dryers, and even an airplane fuselage...yes you read that right.A bunch of us neighbors called the County of course and they sent out a Code Enforcement officer.

also for cars, don't trade them in frequently. 

Helps when you want to keep your crew at the job and you can't fit drywall in your car/truck. 

If you have 5 people living at a house, that often means 5 cars.

It seems strange to me because the driveway on this particular property is single car width with maybe 2 spots around the back of the house.
