There will always be competition for value-add deals so it's important to network with right people to find opportunities off of Zillow and the MLS. 

Anecdotally, one investor in our network has had to cut price multiple times on two of their currently listed flips in Tampa given the amount of properties on the market.

I think finding a network of people is the most powerful force multiplier for this type of investing.

Wide doorways to accommodate walkers and wheel chairs, a floating sink in the bathroom, a walk in shower, grab bars, etc.

I have listened to many podcasts, networked quite a bit, and read a ton of articles - but at this point I am just overwhelmed/lost with what is the best route to go down today with the way the market is to cash flow because there are so many creative ideas out there.
