It will be interesting to see how Tesla's electric big rig (prototype driven by Musk in April) will fit with the LTL Regional Trucking segment for companies like YRC (fka "Yellow Freight"), since "...shipments have an average shipment size of approximately 1,500 pounds and travel an average distance of roughly 400 miles..." per YRC 10-K.

When you have their money, they are more likely to take better care of the property while living there, and especially to clean up and remove their unwanted belongings (i.e. trash) when they leave.Without it I am afraid that many tenants would simply find it too much of an inconvenience to leave the place clean.

First- the lease usually addresses this situation- no pets allowed on the property- if you do have a lease that has this in it or a no pet addendum- issuing an appropriate compliance notice- post and mailing, will help 'sneaking' of unwanted visiting pets on the property.

@Jared Garrison That is a brilliant idea to ask to submit a no fee application @ first and after i weed out the unwanted and show the property to the qualified i can ask them to submit the application fee only to the highly qualified tenants.Brilliant.This was what i was thinking in the back of my head too.
