I use flat paint since it blends well but for nail holes just take a tiny bit of spackle and fill the hole wiping off any excess that gets on the wall with a damp rag. 

The principles apply equally well to rental portfolios with risk/return profiles that must be blended to optimize the returns in a given basket of projects.

Finally, I recommend the Urban Land Institute education and networking as a unparalleled resourced for developer types.I would also defer to the experience of @Karen Margrave   @Brian Hancock and @Kenneth Bell as they are all really crushing it.

Sometimes you can find a nice blend of both, but often more of one than the other. 

Attempting to find that blend of DIY vs just hiring to avoid headaches.

Also, I don't think most people like the aesthetic look of them, maybe someone can develop a solar shingle so it can blend in with the house better haha.

There was so much info spread over the three days mixed with sales pitching the Mastery program blended with tons of inspirational speech that you leave feeling good about the seminar but not because you learned anything valuable but because you just completed three days of very good motivational speaking.

Ultimately, I'd like to be able to blend the working knowledge I'm gaining right now in Architecture and knowledge I'll learn about real estate to start small with owning rental properties before trying to move into multi-family housing development and becoming an Architect/Developer. 

Blended rate on $285k mortgage of say 8% is $210 per unit.

Am I an amateur for going to the bank for a blended rate of 9% on a combo-mortgage package with 100% financing?
