I am 35 and the owner of a 1000sqft 2 bed 1 bath starter home that I bought for 150,000k in 2020 at 2.75% interest rate. 

IE its a very bad idea to attempt rent by the room with close neighbors, or in a nicer HOA neighborhood where tenants are seen walking streets to the bus/mass transit.   

We had issues where they backed out because the water was brown (old supply lines) but it was only brown because the property was vacant and it isn't a real issue, mostly a street side problem.

I'm an interior designer and do kitchen and bath design.

I recently pulled permits to convert the duplex's attached garages into one 2bd/2ba ADU, convert the detached garage into a small 1bd/1ba ADU, and add 1 bath and laundry closet to the 4bd/1ba house.

Of course there are exceptions, but that's the majority anyway. thats a nice way to put it Marcus.. deals are like street cars there is always another one on the next corner..deals come from everywhere.

Some places like in and out of Knoxville, TN have great homes 3-4 bed 2-3 bath homes 2500-3500 sqft on a 2-3 acres with annual taxes below $650.00 year!

I could have granite, SS appliances, tile baths and floors, etc, you are not getting more with cash.
