@Brie Schmidt I did consider the HML requirements for skin in the game.

You kidding me they did not have any skin in the game why would you pay them 10% of the equity when its sold?

When I read the reply above, it seemed like it could be taken either way… I think you can tell by my reply that I took it as a positive comment…With that said, I have ran into people that just want to “blast you” when you offer your suggestions… These are the people I just keep a mental list of and just don’t reply to their posts… My logic is I can offer 20+ years of experience in real estate, owned and managed a mortgage and real estate company for 10+ years, and have been involved with hundreds of real estate transactions… If they blast me, that is ok… They can get their advice from someone new the business… With 20 minutes experience.No skin off my back… It actually saves me time so that I can help someone that really is wanting the help!

The reason we are going 90%/10% with the cash is because he wants me to put some skin in the game.

And remember that the seller pays realtor commissions so if it turns out a realtor is needed it's no real skin off your nose. 

It was just irritating at the time since the AOM got kicked back about 6 times because of small errors like this or the check was off by a dollar (not kidding).

I’d like to think others with more experience and skin in the game would echo my sentiments though that as long as you’ve got all your numbers plugged in (taxes, insurance, repairs, CapEx, etc.) and it cash flows then all systems should be good to go!

While you can figure out a way contractually to do this only after putting some skin in the game, it's not always a failsafe approach.
