Hello everyone, I'm under contract for my second buy and hold investment.

A lot of ultra aggressive investors who want to buy buy buy aren't buying so aggressively now like they have in years past.

But consumers all are on the site for free where real estate agents are constantly hawked to buy leads or participate in what is now a 35-40% referral business for unvetted leads who think they are contacting the listing agent.Their business model has always been flawed.

I've got a good amount of contractors I use for our long term buy & holds with heavy reno's up front.

I agree that some of these smaller towns have great buys and strong rents. 

This only really matters if you plan to buy a house again soon...within 9-12 months4.

Hi Jonathan, what is your buying criteria in GA and what counties are you looking to purchase in?

The ability to see the major issues before you buy is key especially when buying dilapidated early 1900's homes.
