The land bank is run by the county so I know it's not a scam but at the same time I have to protect my interest and that means doing due diligence.

Sure there was a Yelp page, but Yelp is a scam artist in their own right.  

Frankly, your wholesaling gurus are either uninformed concerning contract law and licensing or they are simply scammers, scamming you into unethical and illegal conduct which really opens the doors to your personal liability, character and  integrity being questionable at best.BP is loaded with opinions and comments pointing to real estate laws, especially licensing laws.

Not a lawyer, no legal advice, but my husband's grandparents went through a scam, not housing related, and we found out there are laws in place to help protect seniors.  

This is a classic scam.

In this case, obviously this was a more sophisticated scam but the fact remains... buying Class D properties sight unseen out of state is asking for trouble.
