Hi,We bought a triplex in March with 25% down payment. since then we've added a brand new roof, redid first floor bathroom.

The roof is 9 years old, windows are all new, and the small cosmetic fixes I was referring to was mainly just painting and refinishing the floors in 1 unit.  

It does need some aesthetic changes but the roof is new, windows are aluminum wrapped, small yard.Listed price: $139kAsking price: $95k ???

There's a lot of guessing on the expense side, but I suppose the rather substantial condo fees at least mean I don't have to worry about big repairs like roof or anything.

New interior paint in 2015, new carpets in bedrooms in 2014 and a new roof in 2005, New AC in 2014, and Updated Kirchen.

What about white soffit panels to match the roof? 

I'd upgrade the kitchen and the bathrooms--assuming the plumbing, electrical, roof, HVAC are in working order.

Roof, all plumbing, all electric, all HVAC, all gas lines, adding bathroom, moving walls, all windows, huge deck addition, drywall every square inch.

Something like this:This home has a completely remodeled kitchen and bathroom, new hardwood floors throughout, all updated mechanicals, new roof, etc - which none of these comparable properties have.
