One month of vacancy alone, with only $1000 in repairs/refreshing to get ready for a new tenant will eat up $2k, without any leasing/agent fees.  

Earlier today, I actually hit the refresh button no less than 50 times trying to get the site to load....to no avail.

Additionally, changing the photos up a bit can help to refresh the listing, and I always do a video walkthrough of rental properties (just on a smartphone is fine), so renters can see the property and get a better sense of if they are interested/if not.

He is refreshingly upfront about his placements/results and stats; transparent about evictions, tenants, leases, etc. 

We have access to CoStar nationwide but not sure how often they refresh their data and keep it fresh.

It is also refreshing to see rational commentary in the forums instead of the steady drumbeat of negativity that typically surrounds deals presented on the forums.

Very refreshing to be around such a group. 

What I can tell you is it is simply a refresher course to what I have already learned on BP.

Refresh kitchen countertops (currently bar height - decrease to counter height and replace with granite/quartz)It's the cheapest house in the neighborhood ($139/sf ft vs $150 avg) but I don't want to price myself out of the neighborhood. 

It's refreshing.
