Not trying to self promote MAREI, but discuss the model and answer the question.

Contrary to popular belief, you don't have to be a lawyer or Realtor to write in a contingency. 

Depending on location permitting fees for ADUs have been waived to promote growth.

But the truth - people have lots of limiting beliefs that they can't go to college or work and invest in real estate at the same time. 

I understand why Melanie is saying that you should work thru the listing agent to get a better deal - its a pretty common belief- but the reality is you shouldn’t get a better deal by working thru the listing agent, if anything you may not get the best deal possible because you aren’t represented.  

When someone asks for a referral in the regular forums, it causes a lot of self-promotion which clogs up the forums and makes it difficult to find the information and advice the forums are here for.

Reminder, there is no deal making or self promotion allowed in the forums outside of market place.

I'm a fresh landlord and every time I come across home warranty promotion I wonder if it's better to spend that ~$50 for a peace of mind and also I can take that out of my capex/maintenance budget?
