That is rule one for the lazy land lord buy small houses it means less work overall,So on to painting If you talk to any experienced old school painter they will tell you that you need to cut in. which is making a border around the ceilings and base boards.this is a very very important step for the lazy land lord because doing this step properly will allow you to use the roller much easier and quickly so you can get home to your couch and the game. but more important it will prevent you from getting paint on the ceilings which will need to be brushed in later brushing in paint on the ceiling is time consuming and tedious so avoiding paint on the ceiling is the lazy landlords first priorityMany old school painters will tell you to get a good cut in brush. but if you are not familiar with painting the cut in brush can take quite a bit of time, to get efficiently good results my solution buy a paint kit that comes with a cut in tool it should look like a rectangular plastic thing a ma jig that has little wheels on one sidethis device allows you to quickly do the border in record time.The secret I found to using this tool is to gently place it on top of your paint so it floats on the surface for about 2 seconds you dont want the wheels getting paint on themjust the applicator I didnt use the pole attachment I think the hand allows more control and gets you up close to the work.

I sent her a screenshot of the description where I clearly describe all the sleeping arrangements with a special note in caps saying groups larger than 6 will use the pull out couch or air mattress.

There are a couple of old couches in the yard, a window a/c unit in the front of the house and a towel stuffed in beside the ac unit to close the gap.Crime searches in the neighborhood don't turn up anything terrible though so I don't think it qualifies as a war zone.This was sold as an occupied REO which means I haven't seen the inside of the house yet and I don't know anything about the tenant history.

Thanks to Brandon for bringing up those who 'eat cheeseburgers and sit on their couch watching Netflix', because shortly before the webinar I WAS in fact eating a burger (well, turkey burger no bun no cheese) and watching Netflix (I swear it's not my fault, American Horror Story is like watching a train wreck I just can't turn away).

I have had some that do.. but to base a business model on that as being an exit is highly risky.3. your then creating your own second with you and the trustor ( borrower) and you as the Bene ( Beneficiary) and you proceed to rip all your own cash out of the deal so in essence you have created 100% financing put in a lease option tenant and now have no real skin in the game.4. your seconds are probably of some shorter term than the first most likely. so as an underwriter of a loanwe have a 100% ltv loan first and second your now in second and if there is a default you need to clear the first.you have a lease option tenant that if they dont' pay you may need to do a judicial foreclosure to clear that document.and you as the sponsor took the money you got on the second and bought another property or took a vacation or what have you.. it becomes a house of cards and like I said highly risky.these lenders your proposing just need to be what they are capital partners and you should include them in upside to couch this as some sort of great note investment..
