I agree that Utica is definitely set for growth with all the major construction projects and plans coming to fruition in the near future Utica will be an excellent place to invest.

I would not do it in California, at least not without major modifications.My way is just one way.

Hopefully, you can find something similar without a major pay cut 

I recommended in the feedback on the vote that if the owners of ODC and Disrupt were really serious in their strategy and committed, they should fund the majority of this pref equity (put their money where their mouth is). 

It's still reducing your major expenses, while allowing you to own an appreciating asset. 

You do not want to purchase into an HOA that previous owner did not pay his share of up coming cap ex leaving the buyer to pay the majority of the costs.   

It's a new construction so hopefully nothing major but you never know.
