I definitely have favorite locations to invest in, but when i see a good deal somewhere else, i still go and grab it.

I've gotten a few deals for one of my favorite realtors but would like to continue to network and expand my relationship to many more agents.

@Greg Scott, you are missing couple things:Self-directed 401k can be a great way to diversify into alternative investments, one of my favorites is trust deeds which offers great returns, low risk and completely passive (unlike rental real estate), all the income will be sheltered, can't do that outside of a tax deferred vehicle. 

Write an article in a local magazine, sponsor a youth sports team, or place an ad in neighborhood newsletters.

I won't go into all the details here but my point is to highlight a bit more what's happening in the industry and ensure folks know its a team sport, that there are clear distinctions between an operator / sponsor and sometimes they are one and the same, and that the person who may be raising capital should both practically and legally have a broad based role in the GP partnership.
