You mentioned you were going to do all of the PM yourself, but the property is three hours away one way.If you are doing everything, that will be a lot of driving.

You have some drive in you, keep it up!

Consider if a modified schedule would work (like Tue-Thurs in the new town), or if you could drive there and back Mon morn and Fri afternoon...not for long term, but just long enough to keep the occupancy a few months longer.  

Would have to consider the expense of a property manager, as this property is about a 1-hour drive from my current location.- Seems to be absent of any major internal issues.

I recommend starting close to home so you can drive to the property.

usually the client will do that work.. not the title examiner.. to me that would be an add on.or outside the scope of title examination. 

Google street view doesn't show you that....or ends up that street view picture was from 2013, and when you drive in 2024 you find someone has dumped 1000 houses worth of used shingles there.Be careful and be smart. 

Actually Doug most of them were living in their Mothers garage and well found this system and they are now driving lambos etc.. its a common housing situation for the guru ..

Clearly you didn't but someone should drive there and check it out.
