-Include a check and make the cashing of the check contingent on the acceptance of the transactionSo, if he means one of those "if you endorse this check and cash it you agree to something or another" type of statements on the back of a check, they're absolutely worthless.

When you get liability insurance for the LLC, you'll have to get an endorsement to cover you as well, because they sue you anyway.

He cant legally cash them, but then he cant legally endorse them to the seller either...There are companies that go to auctions and bid for you.

I dont envy you guys trying to work deals in your markets, cant buy a box with no land for what you can buy a decent house here for, NYS though our taxes suck.I am not working in or endorsing the falls yet as it just doesnt seem to be ready for the bounce back, way too many boarded up homes of no value and the rental market is tough too.

@Ben Kurt, the cashier's check is typically made out to yourself, and you endorse it on the back to the trustee if you win the auction.
