Granted, it is comprised of (2) 2 bedroom units and (8) 3 bedroom units and was basically totally destroyed in the fire, but I am still concerned that 6 months to complete this rehab is too aggressive.And finally, I don't know exactly how to estimate the gut rehab costs for this building and although I believe I'm underwriting this conservatively, I'm worried I won't have enough money to complete the rehab.

The house was vandalized throughout, copper was stolen, furnace destroyed, water damage in lower level, roof was leaking near front door, etc.This house all in all was a simple house for a rehab for the most part.Major issue: The biggest problem we faced was the crawl space was full of water.

That investor has cleared a bit of the land, painted three buildings red, removed a couple of trailers by destroying them on site (if there is still rubbish there in September I'm reporting him to code control), and now lists the property at.....drum roll.....$450k.

Remove the sizing with hot, soapy water and you'll leave the surface ready to be lightly sanded then painted.When it's done wrong it bonds directly to the surface underneath and you're going to destroy that surface trying to remove it.On my first major fix-up, I totaled three walls trying to remove wallpaper and spent over two months removing borders in multiple rooms.

The unit won't be destroyed without a filter but it might need the dirt blown out of it.
