I got to see all these companies demo their product, and compete for large VR managers business. 

IE: just ran into an issue with cook county DEMO court (what a headache this will be).  

It seems that as long as you don't plan to build over the pool area, a partial demo could be your best bet (see option 1 in the link).

Of course proximity is important, but there are factors there that may mean using a property 1 mile away (depending on population density and demos) is better than using one across the street.Ultimately, you are making an estimate anyways.

Regarding the area, my grading of the neighborhood was off slightly based on comps and online demo review.

Signed up and have my kickoff demo with them this week so will see how it performs. 

Hoa will drive you nuts, even when they are not in a position to control things, months of letters and phone calls, sample fence built and demoed at meetings , all to find out they can not even control this, as it’s controlled at the county Level.
