Based on my financial profile, a mortgage broker said I should be able to qualify for B lenders, but he wasn't able to deliver on either of the two previous houses I had an accepted offer on, despite assuring me I would be able to get B lender financing.

Purchase price: $120,000 I was the Exclusive Buyers Agent in the transaction.Units were separately metered for water/sewer which was a great plus discovered in DD.The downstairs 2/1 unit was delivered vacant but this was the lowest price/ SF transaction around Olympia in the last 20 months which has great upside on rents and value with it's close proximity to USC and downtown.

We strongly believe networking is an essential part of delivering on these promises.

We're looking at a SFR fixer deal in a residential neighborhood, needs updating will be delivered vacant.Has permitted addition from the '60s, already included in the total square footage, though strangely enough not in the records.

Find someone who is doing what you think you want to do, figure out what their business needs and deliver.

I'm also guessing from your post that there are no other units available for you to move in to.It's too late now, but if someone like me were representing you, there would be a contingency in the P&S that "Unit 1 will be delivered vacant and broom clean". 

Be clear and to the point .. explain in detail your expectations so there is no confusion,  every thing is on paper, under promise over deliver .
