I received a modification to my original offer on my first deal stating that the current security deposits would need to be transferred to the buyer’s (my) designated holder that “shall be a licensed Georgia real estate broker.”

Potentially being transferred for work and have to decide what to do with my property.

The property was recently transferred to my sisters name and it appears that the tenant and her lawyer are no longer pursuing this.

No....but most state and local governments charge a transfer tax.

If it is a contract for deed be careful on the state as you are physically buying the property and have transfer taxes etc.Once it is boarded, there is a boarding fee of around $40 then you pay anywhere from $15-$35/month for performing notes (Depends on escrow and if it is a fixed or adjustable note).

@Rich N. there were no deposits transferred for this tenant from previous landlord.

Make sure all rents are current day of closing and that security deposits transfer.

All that being said, I don’t know if real cash could really benefit a person anymore than funds being transferred to their bank account, since escrow is no secret.

I then received calls saying that TD would't process the transfer due to funds not available, which I thought was strange. 

He hasn't asked for any wire transfers or anything weird like that.
