Unfortunately there's no cookie cutter formula for rehabs.

I know many people think "Zestimates" are useless, but they're actually pretty spot on when it comes to cookie-cutter suburban rental houses that don't have tons of upgrades.  

Smart people work there, but not smart enough to know they can't put together a cookie cutter model across the board for every market and expect to succeed or think the people they have hired within the market have any other interest but their own.

I have a very "cookie cutter" strategy, as I know exactly what type of house I want to buy. 

Pots, pans dishwasher, cutting boards, mixing bowls, cookie sheets, etc. 

Trying to initiate something creative that would motivate the seller to accept the offer (Cookies, Thank you card, another 1K. etc.)I am reaching out to you (My BP Family) to provide your input on some suggestions on what to do here as I do not want to lose this property.

Again this depends on if you want custom plans are cookie cutter.

All investors don't fit in the same cookie cutter.

This subdivision was your typical cookie cutter subdivision, the houses were around 1200 to 1400 square feet new homes typical 2 car garage vinyl exterior some had fireplaces, etc.
